I’m very happy that I decided to get Liz’s help to stage my apartment. It had been vacant for more than 6 months and in need of attention. Liz took a lot of stress away from me and I was delighted with the changes. She secured a tenant for full asking price within days of completing the project, on time and on budget. ~ Daniel Lloyd

stage for success
In today's real estate market excellent marketing is not enough to get outstanding results. There is heavy competition in the market and successful investors understand that presenting an appealing product is important. The success formula is Preparation + Price + Promotion. Staging takes care of the first step.
Marketing gets clients in the door. Well maintained and staged properties get people to commit - faster and at a higher price. I have often had clients who were not comfortable making an offer on a rental unit because of the perception that the landlord will not be willing to maintain the property and attend to repairs adequately.
Likewise with the sale of homes, buyers struggle to make an offer when the property is in disarray and disrepair. Buying and selling real estate is already a stressful process for many and people become even more nervous when they perceive there is too much 'work' to be done to bring the home to their standard.
The exception to this is selling at a discounted price in AS IS condition. This is an acceptable strategy and will be successful but the price you receive for the property will be deeply discounted.
The National Association of Realtors presents the findings of its 2015 survey on home staging in this easy to read infographic. Essentially, the majority of buyers and buyers' agents agree that staging works to sell properties faster and a better price than similar properties that are not staged.

I've wanted plants in my home for 3 years. Liz effortlessly made that happen in 3 weeks [during Covid]. Now everyday I enjoy watching my plants grow. ~S. D.

WHY DOES STAGING WORK?
Staging is a proven technique of preparing properties for the market in a way that evokes a positive emotional response from buyers. It is not about hiding flaws or being deceptive. Staging is about highlighting positives and making the best first impression. The goal is creative an inviting atmosphere that allows the largest number of buyers to be able to visualize themselves living in the space.

WHERE DO I FIND A STAGER IN THE BAHAMAS?
Ask your real estate agent for a referral. There aren't many stagers here. Interior design firms may do larger staging jobs but you will likely pay design rates versus staging rates. you can also email me to discuss your staging needs.

DO YOU OFFER STAGING?
I do offer my clients staging advice when we discuss preparing the property for sale, I do this as a way to bring added value to the relationship. If desired, I can also design the interiors, organize trades, procure the necessary items and complete installation on a contract basis.

HOW LONG WILL IT TAKE TO STAGE MY PROPERTY?
That really depends on the current state of things and how much work is necessary or desired. I have completed smaller staging jobs in less than a week.

DOES STAGING COST A LOT OF MONEY?
It doesn't have to. The cost will depend on the extent of the changes desired/recommended and the property value and existing furnishings and fixtures and decor. A good stager knows where to splurge and what items to save on. Staging should be done thoughtfully with money spent where it will have the greatest impact and provide the best return on your investment.

DO I HAVE TO STAGE?
No. If your property is in good condition, decluttered and priced to sell then it may be possible save on staging and go straight to market. Note, what makes a home great to live in is different from what makes a home successful when listed for sale. that's what staging does, makes your home more appealing to a larger number of buyers so you command the best price in the least amount of time. Staging to sell is different than decorating to live.

SHOULD I STAGE MY RENTAL PROPERTY?
Absolutely. I have personally had rental listings sit on the market for months until the owner agreed to stage. Once staged rental units will be much more attractive to potential tenants. Check out the blog for case studies.

CAN I JUST DECLUTTER?
If all you do is declutter that will go a long way to making your property more attractive to buyers. However decluttering is only a part of the staging process.

SHOULD I STAGE MY UNFURNISHED PROPERTY?
No. The our local real estate market it is perfectly acceptable to list and sell an unfurnished unit. But you do want to pay attention to things like cleaning and repairs, unless you sell AS IS with a price tag to match.

CAN I TEST THE MARKET FIRST AND THEN CONSIDER STAGING?
Yes you can. Understand however the majority of attention a property receives is within the first 3 weeks of being listed. It would be wise to convert one of those early prospects into a buyer. If you decide to test the market before staging agree upfront with your real estate agent on the span of time you will allow before moving on to staging. The longer you let a property sit on the market the lower offers will come in at and at some stage you will need to reduce your list price to re-engage buyers.
