The first step is to give some thought to what areas you would like to turn over to a property manager. Consider also whether the property will be vacant for some time, whether you will have frequent guests or wish to rent the property long-term or for a period of the year. Then it's time to give me a call. I will answer your questions which will help you to solidify your needs. After that I will review the property specifics and needs and provide a quote for ongoing monthly property management.
Quotation is followed by review and approval of the property management agreement, submission of your initial make ready invoice (a one-time charge) for the onboarding process which is more intensive than ongoing monthly management. Following the completion of the make ready your property moves to monthly management and you are provided with a full accounting and reports on the property at the end of each month. However, we stay in touch quite frequently as things unfold throughout the month.

DO YOU PROVIDE PROCUREMENT SERVICES?
Absolutely. Basic procurement services are included in the monthly management fee. However for renovation projects, overseas procurement, or pre-arrival (owner or guest) make ready, procurement services are provided on a project cost basis and billed outside of the monthly management fee.

SUPPOSE WE WANT TO HAVE THE HOUSE CHECKED ONCE PER WEEK?
At the minimum, your property will be checked weekly. We can have video calls and I will share photos and videos of any issues that arise or just to facilitate you taking a look around for your peace of mind.
