My lovely client has just closed on her first real estate purchase. Yes, it took over a year to close - don't ask, it happens, that's another post. Happily, after some light renovations and staging she will be listing her one bedroom, one bathroom, beachfront apartment for lease. Did I mention she's a young and savvy investor! Even though the renovations are not extensive, there are still tons of things to do and loads of people involved. Think AC service, appliance repairs or replacement, pest control, electrical upgrades, painting, fixtures, fittings, decor, cleaning, etc. To keep my new friend, sane, I've prepared a make ready that guides the entire process.
A make ready is a master list of absolutely everything that needs to be done to get the apartment ready for a tenant. Work items are organized by room, each item is assigned to the responsible person and there is a section for notes to indicate completion or issues that need further attention. So while at first it feels overwhelming, whipping out a well done make ready allows you to take a deep breath and attend to one line item at a time. And remember we are all about 'taking a breath'. Checklists are a great way to keep on top of things. I use them in property management and I even use them at the end of a lease to ensure the rental unit is turned over in good order, that way nothing gets missed and my landlords are always covered. I'm truly grateful to have supported my client through a long and challenging closing and to now have the opportunity to design and stage her apartment.
